About Redondo Beach Real Estate and Neighborhoods

Redondo Beach is the largest of the beach cities of the South Bay, with over 69,000 people calling the city home. It’s also the oldest – Redondo Beach was founded in 1892, more than 15 years before the other beach cities. Houses in Redondo Beach are often more affordable when compared with homes in Hermosa Beach and Manhattan Beach.

Redondo Beach is divided between north and south sections, with 190th St./Anita making up the boundary between the areas. Within these major areas, there are many smaller neighborhoods with their own special character, helping Redondo Beach to feel like many small towns grouped together under one banner.

South Redondo Beach

South Redondo Beach features some beachfront, the Redondo Beach Pier and the King Harbor and Marina complex. The darling Riviera Village at the city’s southern tip hosts a collection of small shops and many restaurants. All along Pacific Coast Highway, you will find more stores and eateries.

Surfing, biking and scuba diving are part of the lifestyle south of the pier, where the wide, sandy beach continues to Torrance Beach and “RAT Beach” (“Right After Torrance”) before the cliffs of the Palos Verdes Peninsula. There’s also fishing off the pier and from boats launched out of the marina. South Redondo Beach has the ZIP code of 90277.

Real estate neighborhoods in South Redondo Beach include the beachfront complex at The Village and Seascape (condominiums), ocean-view homes and buildings in South Redondo west of Pacific Coast Highway, The Avenues near Riviera Village, South Redondo east of Pacific Coast Highway, the Brookside Village condominium development and Hollywood Riviera (technically city of Torrance, but with a Redondo Beach ZIP code). For many people, there is a major difference between the South Redondo Beach neighborhoods South of Torrance Boulevard and North of Torrance Boulevard; going south tends to mean longer commute times, while prices tend to be lower north of Torrance. North Redondo Beach

North Redondo Beach is a more inland and suburban district, home to a slight majority of the population of the city. In addition to single-family and townhome residences, North Redondo Beach features light industry, aerospace firms and other office buildings.

The Artesia Boulevard corridor features a pedestrian-friendly collection of restaurants, bars and boutiques, and even a swim-lesson facility at South Bay Aquatics. The South Bay Galleria is the city’s largest mall, located at the easternmost part of Redondo Beach at Hawthorne Boulevard. North Redondo Beach has the ZIP code of 90278.

Redondo Beach Schools

South Redondo Beach has three elementary schools: Tulita Elementary, Alta Vista Elementary and Beryl Heights Elementary. The middle school serving the area is Parras Middle School.

North Redondo Beach has five elementary schools: Birney Elementary, Jefferson Elementary, Lincoln Elementary, Madison Elementary and Washington Elementary. There are two middle schools for North Redondo Beach students, depending on where they live: Adams Middle School and Parras Middle School.

Redondo Union High School is for all residents of Redondo Beach. Hermosa Beach students also may choose Redondo Union instead of attending Manhattan Beach Mira Costa High School.

Historic Homes in Redondo Beach

With many historic homes in the city, Redondo Beach is committed to protecting special properties through its 7-member Preservation Commission. The commission maintains a register of historic homes and districts, and has published occasional surveys of historic buildings, identifying special properties with Craftsman, Colonial Revival, Spanish Colonial, Queen Anne, Victorian, Tudor Revival and modern style.

Owners of historic properties can benefit from much lower property taxes by entering into an agreement with the city to maintain and/or rehabilitate their homes, thanks to the state law known as the Mills Act. Along the 500 blocks of North Gertruda and Garnet Street, you can find clusters of historic homes that give the neighborhoods a charming “throwback” feel.
